Buying Your First Home: A Step-by-Step Guide

Are you ready to take the plunge and become a first time homebuyer? It’s an exciting, yet daunting process. But don’t worry! We’ve broken down the real estate purchase process into eight easy steps to help guide you through this journey. 

Step 1: Find an Agent - Finding a qualified real estate agent is essential in this process, as they can provide invaluable guidance and expertise. They can help you negotiate, advise on legal matters, and provide access to homes that are not publicly listed. Make sure to interview several agents and pick one who has experience representing buyers in your area. I'd love to be that agent, or referr you to one of the amazing agents I work with accross the state and country.

Step 2: Get Pre Approved with a Preferred Lender - Before you start looking at homes, it is important to get pre approved for a mortgage so that you know how much you can afford. Getting pre approved also allows sellers to take your offer more seriously. Make sure to shop around for lenders who have competitive interest rates and fees. 

Step 3: Look at Homes - Now the fun part begins! Once your loan is pre approved, it’s time to start shopping for homes within your budget. Your agent will be able to show you any homes that meet your requirements and schedule walkthroughs so you can get a feel of what each home has to offer.

Step 4: Submit Offers – After finding the perfect home, it’s time to make an offer based on your budget and preferences. Your agent will help craft an offer that meets all of your needs while still being attractive enough for the seller.

Step 5: Go Under Contract – If your offer is accepted then congratulations! You are now under contract but there are still several steps before closing on the house including inspections, appraisals, and finalizing financing documents.

Step 6: Inspections – During this step in the process, a professional inspector will come out and examine all aspects of the house from top to bottom including plumbing, wiring, HVAC systems etc., This ensures that there are no major issues with the property before closing on it.

Step 7: Appraisal – An appraisal is necessary in order for lenders to determine how much they are willing to lend against a property's value. The appraiser will assess current market conditions such as comparable properties in the area as well as other factors like age of construction etc., In most cases the appraisal value should match or exceed the purchase price of the home in order for financing to proceed forward successfully.

Step 8: Closing– Hooray, you did it! During this last step, you will sign a mountain of documents and wire your money to finalize the deal. Once the loan has funded and the deed has been recorded, you will get the keys and take possession. Closing day is a time for celebration, don't let the stress of the moment distract you from the great acomplishment you have just made.

These eight steps outline just some of what goes into purchasing a home—from finding an agent all the way up until move-in day! It is important during this process not only stay organized but also remain patient; buying a house takes time but with proper research and planning it doesn’t have be too stressful!
