In contrast, when you invest in real estate, you are making money on the entire value of the asset, not just your down payment. So, if you purchase a property for $100,000 with a $10,000 down payment and the property appreciates by 10%, your investment will be worth $110,000. That's a 100% return on your initial investment!

Another advantage of leveraging your real estate investment is that it allows you to purchase additional properties. As you pay down the mortgage on your existing property, you can use the equity you have built up to purchase additional properties. This can create a compounding effect that can greatly increase your wealth over time.

Of course, leveraging your real estate investment does come with some risks. If the value of the property decreases, you could end up owing more on the mortgage than the property is worth. Additionally, if you are unable to find tenants for your rental property, you may struggle to make the mortgage payments.

Overall, however, the ability to leverage your investment is one of the primary advantages of real estate investing over stocks. By using a mortgage to purchase a property, you can make money on the entire value of the asset, not just your down payment. This can create a powerful compounding effect that can greatly increase your wealth over time.
